We had umbrella insurance(commercial) but few questions always unclear:

1. The agent reduced FL SFR liability to $100k but not $300k. Does this true?

2. The umbrella insurance will not cover self-directed IRA properties. Does this true?

Thanks.

You don't own properties that are in the IRA. Umbrella policy will cover all of your personal assets. If you wish IRA-owned rental to be covered by an umbrella policy also, the IRA would have to have an umbrella policy.
