Northwest (Leon Valley) vs Converse

Hi,

I am looking to invest in out of state rentals and considering investing in San Antonio area. The two properties i am considering are Converse and North west area (Leon Valley). Converse has newer constructions including multi family homes. I am fine with either single or multi family homes. I am slightly worried about whether there is enough demand for rentals in that area. On the flip side Converse is a nicer neighborhood closer to Austin. 

Any insights from locals who are aware of these areas and what things i should consider before making a choice? Appreciate the help.

Leon Valley is close to major attractions like Sea World, Six Flags, UTSA, and shopping. An Air Force base is close by that has their basic military training (weekly graduations). Opportunities for short- and long-term.

Converse is close to an Army medical base and Air Force base. You can have mid- (near Army post) and long-term in these areas, but more to do in Leon Valley.
