Preforclosures, Lis Pendens

Hey BP,

All help and advice needed. Ok so I recently started adding preforclosures to my mailing list. The only problem is that I'm having trouble developing my list. When I go to the county clerks office they almost seem dumb founded about what I am trying to look for. They told me that they had no way of finding out if a house is in preforclosure and to check with the newspaper. I was trying to ask them if there was a way of looking for Notice of Defaults, lis pendens, or Notice of Sales. She said the only notice of defaults that she has would be for like credit cards or accounts like that. Any suggestions??

Ok, then I asked about lis pendens and liens and they showed me what books to look at but I was completely lost. I looked through them for about an hour trying to get an understanding of how to sort through the books and was also ease dropping in on some conversations that were floating through the air trying to see what they were doing and how they were doing it. If anyone has any suggestions please leave a comment. I would greatly appreciate it!!

The best and most effective way to find these types of deals is to subscribe to a paid for list. In past times i would use listsource. It is a website that sifts these out for you. When i lived in California there were several that I use to subscribe too. You can look in the public newspaper, but the best way i went about this was sending 300 to 500 mailers ever 10 days to people in default and getting deals that way. Now living in the Charlotte NC area its a little different. California had more resources when it came to this type of marketing, but also there was more competition.
