Anyone invested with Ace Properties?

I’ve been following Elliot from Ace Properties for a while on instagram and I’m considering buying properties from him. He usually sell properties in North West Indiana and Milwaukee. I was wondering if anyone here has purchased properties from him before and what were their experience?

Agreed.....Milwaukee has such a helpful community of investors. It's a shame when I see the mark up or what out of state investors are paying for these 'turnkey' properties.

He knows his stuff and is really good at making IG videos: his brand is a very clever mix of being super humble, telling everyone profits are less than you think and then flashing some fat $$ he made by selling to his investors. Who do you think takes the gravy in these transactions?

They send me mailers wanting to buy my properties.

I've never worked with them but I recently heard about them through the Milwaukee REI grapevine. If you're buying in Milwaukee, why not get a good PM and buy your own properties? Seems like it would be much more profitable and efficient. My PM quotes me and does the work on my buys to get them rent-ready and then manages them and I'm local but they do the same for many out of state investors as do many Property managers in Milwaukee such as Citywide Rentals, Welcome Home Milwaukee or MKE Leasing.

No, they don't find my properties.

However, like most property managers, once in awhile they do have investors interested in selling and at that point, they may reach out to their clients about that sale.

Great, but also expensive and competitive. Not the cash flow play a lot of people expect. Currently you'll need about 30% down to reach a 1.2 DSCR. Demand is very high, both for rentals as well as for sale and this is probably not going to change. You can look up Milwaukee market updates on YouTube.
