Wanting to Subdivide and Develop 6 Acres

 So far I've only done long-term buy and holds.

An upportunity has presented to buy 6 acres in an up and coming area to subdivide and develop a subdivision.

There is an easement on the property with powerlines that goes through  most of the property diagonally.  I am not a developer, but would like to dip my toes in the water. 

How much of a challenge would the easement pose in trying to subdivide this land?
