Home with business lease and rental unit

Potentially looking at a property that has a business lease in the space on the bottom, a single room unit above the business and a three bed twin attached. The single room unit is rented out as well as the business below. We would be looking to move into the three bed portion of the rental. There is no information in regards to how much the rent and lease are, but listing claims both to be long term

I've never approached a rental that had a business lease as well as a rental with it. If anyone has and can give me some general information of what to ask or look out for in regards to the business lease as well as the upside/downside to this particular setup it would be greatly appreciated. Any articles, books or information. Thanks in advance
