Mortgage Servicing Company's large errors and refusal to resolve - my options?

Hello BP-ers! :)

I have a rental property being serviced by a loan servicing company with known issues per Google reviews - large, expensive mistakes, poor communication, getting massive run-around when you try work with them to resolve. My scenario is:

1. Due to their Dec 2022 error, my escrow account was incorrectly charged an additional $26,000 when my neighbor's property taxes were paid from my escrow account, causing my monthly payments to spike up by 5K(!!!) I paid that elevated amount for 5 months while they moved as slowly as possible towards any resolution

2. They have been extremely slow to work with and all their subsequent escrow analyses have been wrong - getting any response from them takes 30 calendar days. Their subsequent escrow calculations only lowered my payments a few 100s at a time instead of an overall correction

3. The additional payments I have been making on this mortgage are sure to be lost or discounted because of how bad their bookkeeping has been

4. I had to personally work with the county tax office, the neighbor and other entities and partially resolve this issue the best that that I could, *** by myself*** - they took zero initiative. This took about 50 actual hours on the phone, on hold etc and another actual 50 hours chasing down info, compiling documentation, uploading it and then following up with them again and again

5. In all of 2023, they have *still* failed to resolve it - causing me to have paid 21k extra in escrow in 2023

My questions:

1. Can someone please refer me to an experienced lawyer who will address the problems head on and get me resolution?
2. Based on the length and seriousness of their mistake, is it grounds for mortgage termination at the very extreme?
