does anyone feel like theres no deals?
Hey BP, i'm based out of Fresno, California and it seems impossible to find any propertys in which will cashflow. I'm new to real estate investing and I've used BP Calculators and have seen over a long enough time span yes I will cash flow. Is this normal? Does anyone go in on a deal losing for the first few years?

almost no deals that are on market / on the MLS in ANY market - California or Ohio or Alaska - will cash flow right now.
have to go off market and/or pick a creative strategy
