Pre development the new thing?

Question

I invest in pre-development properties throughout the United States and Mexico. These properties are purchased (with the clout of over 100,000 buyers in our group) at substantially under market prices (creating instant equity) in hot baby boomer market areas that are carefully hand picked and determined to still have substantial upside potential over the next several years.

Has anyone else been involved in pre-development investing?

Investing is based on a particular investors perception and no more.
Following the herd is what most people usually confuse it with.
In this secondary reo market the benchmark is buy cheap above all else.
A.H.M.'s reo's are going to be auctioned off starting this week and I
know that the lowest bid will be a lot higher than most would normally pay.

If there's a second round, who will be left in it, those who perceive what
others don't?  If they're right, they could become an entirely new market but
if they're wrong, depending on what's being auctioned off, they'll take a bath.
Starting with a bid approaching prime is greater risk for the greater gain.
No matter how you look at it, investing is Poker without the beer and smokes.

There is nothing new about this form of investing. Like a fad that comes and goes the regulars who are skilled in such investing just scratch their head.

Think about it. Why would there suddenly be a new way to invest? Nothing has changed about the development process.

There are always new investors who need to learn. Sharing information is the way to help if that is what you are trying to do.

To call this the next new thing is to imply you are naive or you have a hidden agenda.

I'm curious to understand the differences between pre-development and pre-construction investing---PCI was all the rage during the boom in places like FL---early adapters made money and the late comers took a bath...

Troy - I'm assuming from your two posts that you don't really care if people have been involved in the pre-development thing, but instead wanted to have the opportunity to have a few commercials for your group.  Your posts have both been edited to fit within our forum's rules.

Why not post the numbers on a typical deal?  If it's a great deal, we might all want to buy a bunch of them.  I'd like to see purchase price, gross rents, operating expenses, and any other fees that are involved?  After I buy the property, what am I supposed to do with it?  Rent it?  Flip it?  What's the plan?
