deal calculator recommendations?

Any recommendations for an excel spreadsheet calculator to analyse deals?

BP has calculators you can use for this. It doesn't matter if you're using it as an MTR - you can just input all those data points. You can also use a product like DealCheck or others that are out there. Some people build their own excel calculators. There are many different products out there that should fit your needs.

@Marcelo Murai I use the Biggerpockets calculator. It has not failed me.

As an aside I buy properties I can fix up upon the initial purchase or shortly thereafter so as to minimize future expenses. It has worked well with my portfolio of 7 buildings which have 25 units.

I’ve been investing for 4 years now, so fairly new but am finding the majority of my unexpected expenses come from tenant stupidity or tenant errors.

I made my own to calculate what i wanted to know and format it how i wanted.  Not to hard to do and only took about 2 hours.

Hi John,

right, I should've be more specific. My goal is investing in MTR, and I want to plug in the numbers from a potential property to buy and have as output "deal or no deal" based on the calculated numbers.

Elaborating further, as input:

- percent vacancy

- percent CapEx

- maintenance and repairs

- utilities

- property management

And output the following:

- cash flow

- cash-on-cash return

- and would be nice to have Net Operating Income and Cap Rate

Is there anything like that or is it better to build myself one?
