Which one and why

Question

1300sqft 4 bed/2 bath SFH versus 1300sqft 2/1, 2/1 duplex.assuming same area, both new builds, same finishes etc etc.

Do they appraise for the same amount? Does one bring more than the other?

That's like asking which chocolate cake your should eat.  They are made with the same ingredients, from tow different restaurants on the same block.

In this case, they are two completely different as far as appraisals.  They have nothing directly to do with eachother, even if they were across the street from each other.  One is a duplex, and the other is a single family.

Which one to buy?,...the one that makes  you more money.

@Tony Nuttall personally I’m not excited about a 2/1 because there are fewer exit strategies. With the 4/2 you could sell to another investor, or an owner occupant. The duplex is probably only going to sell to another investor

Run some rental comps for both.

I pick the Duplex.

I would bet the duplex brings in more per month. You also get the stability of two rents coming in for one property. This helps when you have vacancies but still have one of the rents coming in. As mentioned above, different exit strategies.

Around here, you'd probably usually cash flow better with a duplex-- but do the math for these particular deals and buy the property that will make you the most money.

You can Charge $1600.00 for the 4 bedroom, 2 bath monthly or You can charge $1200.00 for each of the 2 bed 1 bath monthly...

$1600.00 one way $2400.00 the other. I guess the choice is really up to you
