Which one and why

1300sqft 4 bed/2 bath SFH versus 1300sqft 2/1, 2/1 duplex.

assuming same area, both new builds, same finishes etc etc. 

Do they appraise for the same amount? Does one bring more than the other?

That's like asking which chocolate cake your should eat.  They are made with the same ingredients, from tow different restaurants on the same block.  

In this case, they are two completely different as far as appraisals.  They have nothing directly to do with eachother, even if they were across the street from each other.  One is a duplex, and the other is a single family.

Which one to buy?,...the one that makes  you more money.
