Need feedback on properties I listed

Hi everyone, I listed multiple properties in Rotonda West, Florida. A 1,767 SF (Living) for $369,900 and a 1,767 SF Pool homes for $479,000. Both houses are new construction that was completed a couple of weeks ago. I listed the properties or sale and I am getting almost no traction. I was wondering if anyone have experience with the Rotonda market and if I'm doing anything wrong. I have listed plenty of properties in numerous area and have never seen a market so slow and im wondering if there is anything I can do in order to market the properties in that particular market. Aside of the MLS, properties are marketed on google (Adwords), FB Marketplace and PPC, Facebook groups and IG ads. Any advice is appreciated. Thanks in advance!

While I'm not super familiar with the area, I wanted to provide some thought starters for you! Double-check the pricing of your properties against recent sales in the area. Even though your pricing might be competitive, the market in Rotonda West might have its quirks. Make sure your listings have high-quality photos and possibly even virtual tours. Staged homes tend to sell faster because they help buyers envision living there. Increase your local marketing efforts. Although it can feel 'old-school' sometimes local buyers prefer traditional marketing methods. While you’re already using a variety of online platforms, make sure your ads are optimized for the right audience. Use A/B testing to see which ads perform better and adjust your strategy accordingly. Finally, this can be time consuming but if you plan to keep working in this market with these types of properties, it may be worth it to reach out to people who have shown interest but didn’t follow through. Ask for feedback on what they were looking for and why they decided against your property. This information can be invaluable in tweaking your approach. Hope this helps and good luck!
