MTR Investing in DFW - Ideas?

If you were investing  approx 50k in an MTR in the DFW area where would you invest (zip code, cities) and what would you buy (condo/townhouse/SFH)?

No condos/townhouses for any kind of rental.  #1 lots of issues with condos.  #2 Most prohibit STR/MTR and maybe unfriendly to all rentals.  #3.  HOA dues will kill your returns.

That leaves I guess SFH.

Think about what your demand drivers are and invest around those demand drivers.

Personally prefer SFR..Not sure about DFW but do have a realtor reference for you..be sure to budget for furniture and furnishings if not sold turn-key..a seller concession is a great way to preserve capital for MTR or STR's..check in with @Joseph Chiofalo for an investor friendly lender..he's excellent at helping structure loan programs for investments. I have a MTR/STR in Arlington, we have hospitals nearby for travel nurses and plenty of tourism that brings people to the area.

There are programs available that will allow up to 85% loan to value on an investment purchase.

I would say that I am seeing a good growth in Xplex in DFW now. Good places are Arlington and Fort Worth in my view.

Townhouses and condos are difficult beasts, I would prefer townhouses, I have some investors friends that they didn't want to go with a mantainance headache so they bought townhouses, but those are expensive and they are Long-term.

Condos are a bit old in DFW

However, all deals on that you would need to have an investor friendly realtor to help you with.
