Ground Lease or Sell outright

Hello,

I have a piece of land around 2 acres at an intersection near Arlington, Texas. Have couple of offers to buy, one is convenience store and the other is storage company. Both of them haven't asked for ground lease. Should I consider ground lease or sell outright ? I'm new to this ground lease. Any advice would be much appreciated. TIA.
