Need feedback on Marietta -30064 area

Hello,

I have usually hears that east cobb is a good area to invest that covers outside the city limit of marietta but how is 30064 in general,that's within the city limit ? It's super close to tumlin park but there are storage storage areas business across the street. Can anyone give some feedback?
