Financing ADUs without equity

Giovanni Vazquez
Posted

Hello BP community,

I finally bought my first duplex thanks to my phenomenal realtor Adam King in July 2024. I am currently working on phase 2; building 2 ADUs.

The permits are already in the works but the biggest question is what is the best approach when funding these 2 ADUs BEFORE I have the equity from my home? Is it hard money loans, angel investors, etc? I’m not sure what is the best option here, if anyone could shed some wisdom that would be immensely appreciated.

Thank you!

Most of us will look at the ARV, and give rehab funds in draws. You do not need equity to conduct a value add or get construction financing.
