Advice on live in multiplex to start out

Currently I'm a renter and I'm looking to purchase my first home soon. My goal is to purchase a multi family live in one unit and rent out the other apartment. I haven't done the numbers but I want to pay less than my rent I'm paying now for the mortgage with the income from the occupant. I'm currently looking in upper NJ because NYC is pretty expensive unless I find a deal. What's your thoughts?
