I’ve been researching how to safeguard my rental properties in case of a major war or even a nuclear event. I couldn’t find any insurance companies that cover war-related damages, including nuclear threats.
If such a worst-case scenario were to happen and a property gets destroyed, would I still be on the hook for the mortgage loan? Is there any strategy or financial product that can help mitigate that kind of risk?
I’m currently in a position to expand my rental portfolio, but this uncertainty is making me hesitate. How do seasoned investors manage or plan for these extreme risks?

If the US gets nuked or invaded your properties will be the last of the concern. I would not get anxious over that, focus on building your portfolio and making smart investments

Simple answer is that if there is a nuclear war, your only worry at that point is going to be survival. Most likely the bank won't even exist anymore to collect a mortgage. And if it does, the government is not going to be worried about in forcing mortgages, it will be worried about war, rebuilding, and regaining order. Most property rights will be dealt with years later, if ever. And almost impossible to make claim to.
War without nukes is the same. But if your properties are in the U.S., then you are not going to have to worry about a small war. Only a massive world war, because nobody is successfully invading the U.S. unless we have been in a massive world war for years.
While it is easy to get caught up in preparing for rare and extreme events, like war or nuclear disasters, but the reality is that such scenarios are highly unlikely. A far more effective and pragmatic approach is to focus on the risks that are much more common and immediate: lawsuits, liability claims, and aggressive creditors. These threats are not only more probable but can also pose a serious danger to the wealth and security you have worked so hard to build.
Real estate investing inherently carries a range of financial and legal risks. A single frivolous lawsuit or an unforeseen claim can put your entire portfolio in jeopardy. That is why it is essential to take proactive measures now, before problems arise. Establishing a well-structured asset protection plan helps create a legal shield between your personal wealth and your investment properties. This kind of planning can provide peace of mind and long-term security, ensuring that your assets remain protected even in the face of legal challenges or unexpected liabilities.

While I understand your perspective, I personally believe this kind of event isn’t just a remote possibility—it’s inevitable. I’m certain that within the next five years, we will face a major war or even a nuclear conflict. I’m not asking hypothetically or out of paranoia—I genuinely know this is coming, and that’s why I’m actively seeking real strategies to protect my investments. If I didn’t feel this was unavoidable, I wouldn’t be asking these questions or hesitating to expand my portfolio.

It's good to consider the possibility, but if you are correct, why would you even consider investing in real estate? Investing is all about determining the risks and managing them. If you believe the risk is too great, then you might want to buy gold.

1) Protect your real estate from war, I don't think that's possible- if the soldiers are going through an area they're going to go through there and do what they need to do.
2) Protect from nuclear war, you are probably just going to be able to protect your own self and your family (if possible). Pretty serious business.
I don't know if you're talking about America or not, but I'd like to think the world over time has learned a lesson not to poke the bear. It never seems to turn out very well for them when they do.
Here is some old guidance from before there was homelessness in America, and before the motor laws, about self protection in the event of a nuclear event. I'm not sure how effective it would be, but it's probably better than nothing.

War risk insurance is absolutely a thing. It's usually purchased by businesses to protect their property. Think along the lines of an American oil company building a billion dollar drilling operation in an African nation that may not be 100% stable.
I have no doubt that you could find coverage for your real estate. I bet Lloyd's would insure it. Might be costly and keep in mind that depending on the scale of the incident, the insurance company might not be around to pay the claim.
