Rent to Own Eviction Question

Hi there everyone!

Are there specific major cons if I have a property and want to sell it based on rent-to-own?

Only thing I'm worrying is in the event the tenant stops paying and I have to evict them, does the court make me return their deposit and the payments they've made?

Because I believe the eviction process is different for typical tenant vs rent to own tenant.

Any thing else to be prepared for that you have seen from experience?
