Ways to Fund Renovations?

Hey BP! 

I was looking into starting a direct mail campaign that focuses on marketing to single family homes to use creative financing (subject-to or seller financing).

I had a question on this process! I am looking for a value add opportunity. What are some common ways to fun the rehab of the property? I'm looking for small to medium scale rehabs. 

Personal loans? Business line of credit? Hard money? What are some ways to cover the costs of the renovations?
