Evaluating Side-by-Side Duplex vs. Single Family Home

I am evaluating a side-by-side duplex versus a single-family home. The cost and rental income are nearly the same (both have a purchase price of around $300K and can generate approximately $2,400/month in rent).

Pros of a side-by-side duplex:

  1. Easier to rent out smaller units to younger families or individuals. These units may lease faster than a single-family home due to lower individual rent amounts.

Cons of a side-by-side duplex:

  1. Double the maintenance workload, as each unit may have its own unique issues.

Given that the purchase price and rental income are roughly equal, is there any other compelling reason to choose a duplex over a single-family home?

    I am a bit all over on this. 

    Normally I would push for multi family when you can, because it usually is going to be cheaper to maintain. But side by side, as you pointed out, is likely not going to save you money because the roof is twice as big as a top and bottom unit, the maintenance is probably all separate, basement, if there is one is separate. So all the big capex are not combined. 

    But I will also say that with a single family you are either rented or not rented. Duplex you can likely have at least one unit rented while you are searching for the other. 

    But also, I would say that single family you will likely have longer term tenants depending on your area and how nice of a place it is.

    But a duplex you have to deal with managing two units for the same rent as the single family.  

    I think overall, all things considered that you have shared, I would say go single family personally. With a few caveats. 
    -which one is older and by home much? 
    -which one has older appliances and by how much? 
    -which one is in a nicer neighborhood and by how much?
