Rental Property renovations
Thank you Bigger Pocket members for replying. I have a few additional questions:
I am a newer landlord. Started out a few years back. This is for a side by side duplex in NW New Jersey. The renovated unit would command around $2,300 per month in rent, excluding utilities, and is very close to the Elementary and Middle school. So my prospective tenant would be a family with 2 kids in the 5 to 14 age group. The unit has two bedrooms. I mention this just as perspective, as to the possible wear and tear/ maintenance factor.
I would need to replace the existing flooring, Kitchen cabinets and countertops and the renovate the entire bathroom.
FOR FLOOING- Currently there is carpet. Are there any specific LVP brands to go with or any that I should totally avoid. What is the minimum way layer I should look to install and what other features such as click or glue down in the LVT should be a must have to keep it tenant friendly? Any recommendation of flooring stores in NJ, that are reasonably priced. The current subfloor is not totally even, as it is an older house?
FOR SHOWER - I am open to tiling shower walls, but then it would be more cummbersome to maintain. Which Tub brands and shower panels are good? or which ones should I avoid?
FOR KITCHEN CABINETS: What color should I stick with for the rental property?
Should I look at installing a cast iron tub? I know those are expensive but they last for a long while - thoughts?
Any recommendations of stores or dealers in New Jersey.
