Thoughts on recent judgement on Eshagian v. Cepeda
I got a chance to read this judgement recently.
Background: Tenant did not pay rent and was served notice. Lower court upheld and supported the Landlord. But the Tenant went to court saying the notice did not contain the dates and so it must be thrown away. And it was supported by the appeals court.
My thought: This appeals court judgement seems so out of touch with reality, for me. But shows , how important it is to be accurate and precise while serving any notice.
My questions:
1. While this court case is in motion, can't the Landlord issue another Pay or quit by fixing the issues raised by the Tenant?
2. What's best place to get latest greatest forms that incorporate all such information based on court judgements.
