Occupancy Laws Just Changed in Texas — Here's How I'm Thinking About It
In Texas, a new state law now overrides previous local occupancy restrictions. Here in Bryan and College Station, TX, our local code has long limited occupancy to no more than four unrelated people per house. That’s now changing.
This is a huge opportunity for local investors in Texas college markets.
I’m curious how others are thinking about adapting to this. My immediate thoughts:
- Adding bedrooms via formal dining room conversions
- Garage conversions or detached ADUs
- Small additions to boost bedroom count
