Section 8 vs Regular Tenant

Hello,

This may be a silly question but how do you post a property to a regular qualified tenants for one price and then to section 8 tenants for another price (or am I going to get myself in trouble for doing that)?

Example: Property is on zillow and all normal sites for 1,500/mo but I know that section 8 rent for the same property goes for 1,900/mo... 

I know there's sites where you can post for section 8 specifically like affordablehousing.com...but if a person with a voucher sees my property on zillow for 1,500, I can't be asking them to pay 1,900, right?

Please advise.

Hey @Vitaliy Zima, you can’t advertise one rent to the public and then charge a higher one just because the tenant has a voucher that’ll cause issues. List the property at the rent you’d accept from any tenant. If a Section 8 applicant comes along, the Housing Authority will conduct its inspection and notify you of its approval. So instead of $1,500 on Zillow and $1,900 for Section 8, just pick the rent you’re comfortable with ($1,900 if that’s your target) and stick with it. That way, you stay compliant and avoid fair housing problems.
