Simple ROI Math?

Anyone have a simple way to calculate ROI for the first year for a rental property? In other words is this a good formula (cash on cash return % + 3% appreciation + 2% tax benefits + 2% amortization)? I don't know...

The podcasts talk about how real estate investors should aim for minimum 10% return on rental property since stock market gets around ~8% and doesn't require any work. Basically I'm trying to figure out if a rental property I found has better ROI than the stock market.
