Not sure if Missouri and Kansas are considered nearby states lol, but we do a lot in Kansas City. We have a fairly large portfolio and help a lot of out-of-state investors build up their portfolios here as well. Happy to share what I know if you think it will help

Hey Brandon, welcome to BP! I’m active in Columbus, Ohio, and I’ve been investing here since moving from Portland in 2020—I now own 10+ rentals, mostly buy-and-holds, and I’ve seen a ton of opportunity in this market. Columbus is really hot right now with strong population growth, job growth, and big companies moving or expanding here like Intel, Amazon, Google, Facebook, Honda, Microsoft, and LG, which keeps rental demand high and appreciation potential strong. You can still find single-family homes or small multis in the $120–180K range that hit the 1% rule and cash flow from day one, which makes it really attractive for both local and out-of-state investors. Long-distance investing works well here too if you have a solid property management team, and I’d be happy to share what’s been working in terms of neighborhoods and deal structures. I'd start off with a couple of easy brrrr deals and solidify the process before going head on into flips.
