Need Oxford House sober living insurance

I have come to an agreement with Oxford House to turn our rental house into a sober living home. However, I just called my current landlord policy insurer, and they said the policy will need to be switched to a commercial policy. Their commercial quote is much more expensive than my current landlord policy, and it totally kills the deal.

Is there anybody out there who can help with guidance? Maybe any brokers that I could work with that have experience with sober living? A little research shows that different insurance companies will look at this differently, and some insurance companies might be much better/more affordable to work with.

Any help would be much appreciated!
