Group Home Operator Looking to Expand

What's up BP community,

My name is Jesse and I'm a Group Home operator in Las Vegas. I've been listening to the podcast consistently since July of this year and thought I'd post here for the first time for some help. 

I'm looking for creative financing deals to expand the business. I do have specifics on what I'm looking for and was wondering if anyone on here would know of any properties that would fit this criteria? 

● Type: Single-family residents

● Configuration: 1-story, living space of 1,700+ Sq Ft, 4+ bedrooms, 2+ baths, with a garage.

● Price range: under $500,000

● Location: NW, W, SW, & S

I'm currently cold calling from lists I've built on BatchLeads and have tried door knocking on a couple of times. Since I'm new I've been using a lot of AI prompted Pace Morby friendly cold call scripts lol.

Again, this is my first post so I apologize if this isn't something I should be posting but I've heard nothing but great things from this community and thought I'd just reach out. 


Also, if anyone has any advice on other ways to find deals please feel free to let me know.
