For those who recently closed on a deal (flip, rental, or new purchase), how long did your funding + closing timeline take?

I’m noticing timelines vary a lot depending on the market and partners involved.

Just trying to get a feel for what other investors are experiencing this quarter.

Hi Brandon, based on what I've seen in the Midwest, closing timelines depend a lot on the financing type and how prepared your team is. Cash deals can close as quickly as 10–14 days, hard money usually 14–21 days, and conventional or DSCR loans often take 30–35 days. Off-market deals sometimes move faster because there's less competition, but it's key to stay on top of inspections, appraisals, and lender docs. Having a reliable team—title, lender, and contractor—can make the process much smoother and help avoid delays.
