Rookie Introduction in Houston

Hi BP fam, I’m a new rookie base in Houston and I’m excited to learn from everyone in this community.

I have a few questions I’d like to ask when starting this journey:

1. Are there any REI events or community in Houston? I would like to mingle and learn from other investors.

2. As a beginner, where do you usually find leads? I don’t have large capital to start with (less than 50K) and an investor told me to start with foreclosures and auctions. Although I have learned a lot, the leads that he is selling to me seem to have issues with titles so I want to hear everyone’s stories and experiences when you first start out.

Check HERE for events posted on BP. You can also use eventbrite.com or meetup.com to find local events for REI.

I'd also recommend using the search and keyword alerts features to find people in your area of interest.

Add Houston to your 'Followed Locations' so that you can stay on top of all things Houston.

If you're looking to generate seller leads on your own, understand that this can lead to purchasing properties at discounts... but it does entail running a marketing and sales operation.

That said, you can find leads by purchasing them from dozens of credible sources out there.

Depending on your County, you may be able to pull lists of lis pendens at low/no cost or purchase the leads from a 3rd party. I currently use Batch Leads + Batch Dialer.

If you aren't interested in spending $ on leads, dozens of hours making sales calls, and tracking a database for long-term follow up, hire a caller/ISA.

If you don't want to pay anyone or invest in a marketing campaign, connect with wholesalers, hire an investor-friendly realtor, and let them find and negotiate deals on your behalf. Chances are, they are already marketing fo
r sellers.
