Investing in Nebraska

Hello. I am considering investing in Nebraska (Omaha or Lincoln area). I am trying to figure out how you guys are analyze/study the area as far as crime rates, if there are hospitals/colleges nearby, if it's a strong rental area, etc. Any help would be highly appreciated. Thank you.
