Lessons Learned From Short-Term Financing

Melinda Eilts

Short-term capital can be a powerful tool when used correctly, but I’m curious about the learning curve.

For investors who’ve used short-term or private funding, what’s one lesson you learned that changed how you approach future deals?

Always give yourself plenty of cushion in the timeline. If you need bridge financing for 6 months, do go to market looking for a 6 month loan. Look for a 1 year loan that has no early payoff fee. There are always hiccups that occur and push back timelines, don't lose a property because of a simple delay!
