Hey @Gill Fani! Welcome to BiggerPockets! Memphis is a great place to be if you’re looking to build a multifamily portfolio because the numbers still make sense here compared to many other major markets, and there are several solid “B-level” neighborhoods where mid-size multifamily properties can perform well for long-term hold strategies. The key early on is spending time getting familiar with how the city is laid out, since Memphis is very neighborhood-driven and performance can vary significantly from one area to another. Start practicing by reviewing listings, analyzing ARVs, rents, and market trends, and comparing how similar multifamily properties are performing across different zip codes so you can get comfortable with what qualifies as a “good” investment area. It also helps tremendously to build a strong boots-on-the-ground team—an investor-friendly agent who also owns rentals, a solid property manager, a reliable general contractor, and the right lending contacts—so you have experienced local guidance helping you source, evaluate, and execute deals effectively. I work with investors focusing on Memphis multifamily and would be happy to help you get a better understanding of which neighborhoods align with your goals and connect you with the right local resources so you can move forward confidently. Feel free to reach out, talk soon!
