Mine is a bit more rudimentary than @Joe Villeneuve but same principle. I haven’t ever done anything business or personally that didn't have an easy out if needed. With RE I always buy in the best neighborhoods I can afford which usually means compromising on condition but provides near immediate equity upon reno. I will keep it as long as it is cash flowing and not annoying me or until the latest seller’s market is too sweet to resist.
