Small data point from the rental market this week

Quick rental market datapoint from a property we just listed.

Listed → leased in 1 day at full asking price, with multiple applicants bidding.

This wasn’t a luxury unit — just a well-priced rental with basic improvements.

What I’m seeing right now:

• Strong tenant demand for clean, move-in-ready properties
• Small upgrades (paint, appliances, laundry) dramatically reduce vacancy
• Pricing correctly matters more than squeezing the last $50

For investors holding rentals, minimizing vacancy is often more important than maximizing nominal rent.

Curious if other landlords are seeing similar demand in their markets.
