Chimney structure rebuild related repairs and roof leak
Hi,
I have roofer put a new roof. I have another contractor who is working on the house who noticed some gaps in the chimney and roof intersection areas. This contractor supposed to build the who chimney structure as highlighted black in the picture. Does this contractor supposed to use fire retarding wood to build highlighted chimney structure? Is it good idea to remove this chimney section as there is no HOA or it will impact resale value in future if I remove highlighted chimney structure. Does he supposed to put metal flashing around the chimney top area? Does this contractor needs to pull permit if he repair chimney structure? This contractor using fiber cement siding. He can use same fiber cement build new siding around the home and also the chimney right? Is fiber wood is better than than fire retarding wood?

Is it good idea to close the fire place inside to avoid any fire issues in future? How to close fireplace? Put a door and lock or put sheetrock or plywood?
This contractor is changing all old cedar wood siding with fiber cement siding as well. Does this contractor needs to change plywood once he remove the siding? Does chimney repair need county permit? He put a dumpster. If there is big dumpster does it need a permit?
To measure any mold any device i can buy in nearby store for that during these repairs?

Going forward, when you're having this kind of major work done to your home. You have to do your homework (no pun intended).
When it comes to rehabbing a property, especially a roof. The requirements are different state by state.
Talk with fellow investors in your area. Call the planning dept and ask about permits. Meet with honest, reliable contractors in your area and have them walk you through step by step, what's involved with installing a roof and a chimney.
Find out all you can about the work you're going to have done before you start any work on your home.
Pick up some books from Bigger pockets. They are my reference guides now when I'm going to do major work on my rentals.
