Help Starting in Real Estate

Hello! Me and my boyfriend are 20 years old, have a clean slate with everything, no debts, good credit, and 1000% determined to make real estate work. Its not just a quick money grab for us we love real estate and want to be able to create our own lifestyles (no 9 to 5s.) We want to take advantage of how young we are and truly commit right now that we have the time to do so.

I am having trouble truly finding the most efficient way to learn how to start with wholesaling then after financing my own fix and flips. We paid for this 3 day seminar in Tampa that was supposed to give out knowledge on things such as how to start in real estate, asset protection, taxing strategies, how to fix and flip. Instead it was more of a live infomercial trying to sell a $20000-$40000 membership to their elite program to then see true success. I am willing to pay for the correct knowledge but not that much lol. There's so much inaccurate information out there I am not sure what is right to listen to online.

For those of you already doing this successfully:

  • What were the most valuable resources or strategies that helped you get your first deal?
  • How did you learn to accurately analyze deals (ARV, rehab costs, etc.)?
  • Would you recommend mentorship if so which ones, or is it better to self-educate and network locally?

Any professional opinions would be appreciated thank you.
