What's your morning routine for finding deals?

Curious how other investors start their day when it comes to sourcing deals.

I used to spend 45 minutes every morning checking Zillow FSBO, scrolling Craigslist, looking at foreclosure listings, and trying to remember which ones I'd already seen. Most of it was noise.

So I now use a system that does it for me. It monitors public listing sources daily, evaluates each property against comparable sales and neighborhood data, and sends me the top 3 deals in my market every morning before 9am.

Each deal comes with a score, strategy recommendation, comps from nearby sold properties, and a clear "here's why this is worth looking at" or "here's why it's a pass." It's been a game-changer for my workflow. Instead of hunting for deals, I review 3 pre-evaluated opportunities with my coffee.

It is open to other investors for free. Currently covering Austin, Nashville, and Dallas with more being added soon. If you want to try it — DM me your email and market. No strings attached.

What does your deal sourcing routine look like?
