What is a Good Deal?

Real Estate Investors! Seasoned and new, I need some advice

I am new to the real estate world - I just got my license in Kansas City, MO less than 6 months ago. Instead of going the traditional brokerage route, I went the investment RE route, simply because it's more aligned with my long-term goals. Ive spent a good solid 2-3 months so far of actually prospecting and have gotten some really good connections but Im not getting sales and, I am not sure if its because the deals really aren't great numbers wise like the investors are saying, or if I am just not pitching the deal correctly. 

So I am seeking advice from investors (seasoned and New) on what's a good deal? What made you say yes to the deals you have? Was it the agents pitch or is it strictly "numbers have to make sense" energy. Let me know! I am eager to learn and make new connections that can help mold me into the best agent possible.
