Going to start documenting lessons from real estate investing.

Just observations from being around deals and investors.

Something I've noticed is that a lot of investors aren't lacking opportunities; they're switching strategies too often to see results from any of them.

One month it's flipping. Then next month it's rentals. Then it's short-term rentals or something new.

Not saying one is better, they actually all work, but the investors I've seen get the most traction usually stick with one lane long enough to actually get good at it.

Still early, but that pattern shows up a lot.

Great idea! I changed avenues based on life changes - i think if you switch from time to time its okay. the most successful investors I know do phases - build capital with flips and then put that capital into buy and holds.
