How to determine if a area is worth investing in

Howdy everyone,

I was hoping to find out the steps in determining if a state, county, city is worth investing in real estate. Everyone talks about property, neighborhoods but I don't hear much about higher level analysis.

Check out the BP podcast and The David Greene Show along with his other show, Mortgage Mondays. They both are regularly talking about regional market trends.

In general, the areas worth investing in are the ones people want to either live in or visit. For example, RTP NC has lots of high paying jobs, great weather, reasonable cost of living, and mountains and beaches nearby, so housing is in much more demand than somewhere like Vida Montana. 

You may be hearing more property specific analysis because every situation really is unique. Many of the older cities near me like Durham and Burlington are seeing a lot of gentrification. One house might be between 2 newly remodeled houses while one a street over has haunted houses for neighbors.
