Honestly, the biggest rehab estimating mistakes usually come from underestimating the stuff you can’t immediately see, like plumbing, electrical, foundation issues, permitting delays, or contractor change orders once walls get opened up. New investors also tend to underestimate holding costs and timeline creep, which can quietly kill a deal even if the rehab budget itself looks fine. The more projects I see, the more I realize good estimating is less about exact numbers and more about building enough margin for surprises.
