how to maximize ROI?

If you had two identical investment properties side by side and could only spend $50,000 renovating one of them, how would you allocate the budget to maximize ROI?

Would you focus on kitchens and bathrooms?

Flooring and paint?

Exterior curb appeal?

Layout changes?

Mechanical systems?

Something else?

There are a lot of opinions online about what adds value, but I'm interested in hearing from investors who have actually completed projects and seen the results firsthand.
