Information Regarding House Flipping

Hi,

Me and my husband own 2 rental properties but are very much interested in house flipping. That being said, we are looking for proper guidance and a mentor to steer us in the right direction. We have no experience with house flipping.

I would really appreciate if any of you have any insights and inputs.

You're already ahead of many beginners since you own rental properties and understand the basics of real estate. With flipping, the biggest lessons usually come from accurately estimating rehab costs, understanding your resale market, and building a reliable contractor team. Before jumping into a flip, I'd spend time analyzing deals, walking properties with experienced investors or contractors, and studying actual flip numbers in your target market. Many investors also start with a light cosmetic renovation before taking on a heavy rehab. If you're open to investing outside your local market, there are still Midwest areas where acquisition costs are lower, and the margins can be more forgiving for newer flippers. The key is finding a repeatable process and team, not just a single good deal.
