Are residential investment properties being under-marketed?
I'm an Associate Broker in Metro Atlanta, and I've been thinking about how residential investment properties are typically presented to investors.
Most are marketed with an MLS sheet, photos, and a property description. While that may be enough for some buyers, I wondered whether it really answers the questions an investor wants answered before deciding if a property is worth underwriting.
So I decided to try something different.
Taking inspiration from the offering memorandums commonly used in commercial real estate, I created a one-page Investment Brief as the introduction to a more comprehensive Investment Opportunity Memorandum for one of my listings.
Full disclosure: This is a property I currently represent.
My goal wasn't to create a prettier flyer—it was to present the property from an investor's perspective by highlighting items such as:
- Investment thesis
- Operating history
- Capital improvements
- Multiple investment strategies
- Due diligence resources
- Property highlights
I'm sharing the one-page overview because I'd genuinely value feedback from experienced investors.
