Trust Is the Real Currency in Disposition
The more I learn about the disposition side of real estate investing, the more I realize that having access to buyers is only part of the equation.
The bigger question is:
Do those buyers trust you?
You can have a large buyer list, plenty of contacts, and multiple opportunities to market, but if people aren't confident in how you operate, those relationships may not go very far.
I think trust is built through the small things that happen consistently:
- Being honest about the property and the numbers.
- Responding when you say you will.
- Communicating clearly when circumstances change.
- Setting realistic expectations.
- Following through on commitments.
- Treating every transaction professionally, whether it closes or not.
And I think consistency matters just as much as any individual deal.
A buyer may have several people they can purchase from, but when they know someone is reliable, transparent, and easy to work with, that relationship can become much more valuable than simply finding the next opportunity.
That's probably one of the most interesting parts of disposition to me.
You're not just trying to sell one property.
You're building a reputation that can influence how people view the next five, ten, or fifty opportunities you bring them.
