Real estate portfolio analysis

Looking for a real estate portfolio advisor/consultant who works on a one-time fee basis.

I’m not looking for a realtor, property manager, or someone to sell me a property. I’m looking for someone who can analyze an existing portfolio and provide an objective strategy for maximizing cash flow and long-term wealth.

Ideally, they would evaluate things like:

• Keep vs. sell
• Refinance/cash-out opportunities
• 1031 exchanges
• Whether to acquire additional properties
• Cash flow and return on current equity
• Overall portfolio allocation

I’d prefer someone who is compensated for the analysis/advice itself rather than through commissions or selling investments.

Any recommendations for a firm or individual who does this well? Thanks!
