One Thing I’ve Noticed While Learning Disposition: Confidence Comes Before the Deal
The more I learn about disposition, the more I realize that presenting a good investment opportunity is only part of the job.
Before an experienced buyer even gets deep into the numbers, they may be evaluating the person presenting the opportunity.
Can I trust the information being provided?
Will this person communicate clearly and respond when questions come up?
Are they transparent about both the strengths and potential problems with the property?
Will they do what they say they’re going to do?
And perhaps most importantly, have they shown enough consistency for me to feel comfortable doing business with them?
I’m starting to see that building buyer confidence isn’t something that happens when you send someone a great deal. It happens through every interaction leading up to that deal.
Professional communication.
Accurate information.
Fast responses.
Transparency.
Following through.
Being consistent.
Those things may not seem as exciting as getting a deal closed, but I believe they are what create the foundation for long-term relationships.
I’m much more interested in learning how to become someone buyers want to hear from repeatedly than someone who is simply trying to get one transaction across the finish line.

What is something that immediately increases your confidence in someone you’ve never worked with before?
Is it how they communicate, the quality of their information, their responsiveness, their transparency, or something else?
