What's the upside you found that wasn't in the listing?
Henry Washington told a story on the podcast this week about a flip on 4.5 acres. He spent three grand on a survey, split off an acre and a half of woods, and sold that piece to a different buyer for $75,000. The house still hit its ARV. The land was just sitting there in the corner of the lot the whole time.
Got me thinking about how much of that never shows up in a listing.
So what's yours? The extra lot, the zoning you actually checked, the basement that became a unit, the seller financing you asked for and got because nobody else asked.
